HOW TO USE LIQUID


BROKERS & ADMINS, WELCOME TO LIQUID!

 

In this article, we’ll guide you through the following steps:

  1. Setting up in Liquid 
  2. Viewing your Dashboard
  3. Navigating your Top Menu
  4. Approving Advance Requests

STEP 1 - CREATE ACCOUNT OR SIGN IN

  1. If you haven't signed up, head to liquify.me and sign up.  Once signed up, we will assign you a subdomain on liquify.me url
  2. Log into the Liquid app. If your brokerage uses the Loft47  Back office app, you can login using your Loft47 login.

 

STEP 2 - VIEW DASHBOARD

Post login, you’ll be redirected to the main dashboard.  Here you will see all the pending, in progress and overdue deals as well as various brokerage metrics to allow you to track things like brokerage earnings, annualized returns and more.


STEP 3 - NAVIGATING THE TOP MENU

Agents' Properties

All properties will be listed here, you can search by address or use the filter option

Brokerage Settings

You can apply your Brokerage's branding colours and logo

If your Brokerage is the source of funding, you can adjust your Advance Fee Settings.  Please note, Important!! If deals have already been created in the app before any of these setting are adjusted, these default settings will apply to those deals. Any deals created after the settings have been changed the new settings will apply to those deals.

User Management

Here is where you manage your Users.  If you use the Loft47 app, you should manage your users in that app.
You can search by name or email, you can lock or edit each profile by using the lock and edit pencil respectively.

STEP 4 - APPROVING AGENT ADVANCES

  1. Click 'Agents' Properties' Menu
  2. Filter by 'Awaiting Broker Approval'
  3. Click the Property 
  4. Click 'Approve' if paperwork is good
  5. OR Click 'Update Advance Status for additional options
Update Advance Status options
Deny Advance - Denies the advance request
Reset Advance - Allows you to reset the advance option.  Why would you do this?  Perhaps your agent has requested too much money on the one property, you can click this option and send an agent a note asking them to request another advance amount.
Request Details - use this option to request any additional items you need for the advance to be approved.
Collapse Advance - use this if the deal collapsed or if an advance was accidentally requested.       

PROPERTY AND FUND DETAILS

In each property, the following details/actions are provided:


Edit Property - if you use Loft47, please manage this on the Loft47 app
Address
Agent Name
Close date
Commission amount
Advance Repayment amount
Fee Breakdown - click the dropdown arrow to see the fee details

PAYING OUT AN APPROVED ADVANCE

If using Loft47 app, you will payout your advance on the deal's payout page and then batch the deal to your accounting software.
If using Loft47 app & Payload, you will pay the deal as normally, selecting the payload payout option in the Payout Commission page.
If not using Loft47, you will need be funding your agent directly.
