Loft47 Data Studio is an advanced reporting and analytics tool built to meet the specific reporting needs of individual brokerages.
The dashboard provides visual reporting and trend analysis using data originating from Loft47.
This guide outlines how to validate the data displayed in Data Studio against Loft47 exports and explains any expected variances.
Data Studio contains the following reporting categories:
1. Business Overview and 6. Written Reports
Example: This validation compares written deal data between Data Studio Report and Loft Performance Report for the month of January.
Step 1: Generate the Data Studio Report > select Jan and written data shown as below:

Now apply the following filters in Loft Performance Report - we will need one for written and one for closed payout.
Step 2: Generate Performance Report for written unpaid data:
Viewing - Pending History
Date Scope - Created at January
Ranking - Sales Volume
These filters return all unpaid (written) deals created during January. Generate Report and/or download it as xls.

From the Generate Report view, it shows:
- Gross Commission: $97,414.55 (including tax)
- Agent GCI (before tax): $92,775.77, also as shown in the XLS download (Column F - total commissions)
- Deal Count: 6 unique deals (Column R - Full Deal Number)
- Sales Volume: $4,259,000 (unpaid deal volume, Column H - List Volume plus Column J - Sell Volume)
- Deduction Total: $25,014.60 (Column Q - Deduction Income)
Step 3: Now run a second Performance Report for closed deal data

- When combined, the two Performance Reports should match the Data Studio metrics for all deals written in January.

๐ Key notes: Deduction Type Changes and Historical Reporting
When validating Company Income between Data Studio and the Performance Report, keep the following in mind:

Company Income (Column Q in Performance Report) includes Income-type deductions only.
๐ If a deduction type is changed (for example, from Standard to Income) after a deal has closed, historical reports will use the current deduction type. Loft does not retain the deduction type that existed when the deal closed.
๐ฐ Changing a deduction's type does not recalculate the deduction amount or affect any deduction dependencies on closed deals.
โณ Data Studio may not reflect the change immediately. Once refreshed, it should match the Performance Report and use the current deduction type.
2. Overview Trends
The Overview Trends dashboard uses the same date range and metrics as the Loft Performance Report. It provides a monthly visual comparison of Written vs. Closed deals for:
Sales Volume
Deal Count
Agent GCI
Company Income (Deduction Income)
This offers another way to compare and validate the data against Data Studio.
3. Leader Board
The Leaderboard dashboard uses the same date range and metrics as the Loft Performance Report.
It provides an agent-by-agent visual comparison of Written vs. Closed production for:
This offers another way to compare and validate the data against Data Studio.
You can also validate agent-level results using the Payroll spreadsheet exported from the Loft Performance Report.
For example, in January Agent Bill's Sales Volume is $525,000 and Commission before tax is $10,500 in the Payroll spreadsheet and Data Studio also shows Agent Bill's sale volume and GCI the same numbers match and confirm the Leaderboard data is accurate.
You can also right click on the Data Studio view to "Export Chart" to see it in xls version.
4. Yearly Trends
The Yearly Trends dashboard provides a month-by-month and year-over-year comparison of Written vs. Closed production.
It visualizes trends over time for key metrics such as:

Deal Count
To verify the numbers, compare the selected period/months/years in the dashboard with the corresponding data from the Loft Performance Report. The monthly totals for Written and Closed production match for each month, and the yearly totals equal the sum of those monthly figures. Matching monthly and yearly totals confirms the accuracy of the trend data.
5. Validate the Upcoming/unpaid Report
The Upcoming/Unpaid Report displays transactions with Firm and/or Closed deal statuses, allowing you to review agents' upcoming commission payments and unpaid balances.
Select the desired date range on Data Studio to view upcoming or unpaid commission records. You can also right-click anywhere in the report to export the data for further review or reconciliation.
This report provides visibility into future agent payouts and outstanding commission amounts.
Validate Example: using Loft Deals Filter Export
The following example validates the projected payouts for Firm deals closing in June 2026.
Step 1: Navigate to Deals > Filters and apply the following filters:
- Close Date: June 1, 2026 โ June 30, 2026
- Sale Status: Firm
- Value to Validate: Payout Remaining
Step 2: Compare with the Upcoming/Unpaid Report - Export the Upcoming/Unpaid Report for the same date range.

* Data Studio export displays: 17 deals and Net Pay:: $361,244.92
matches Deal filtered Report - 17 deal and Column AM - Payout Remaining $361,244.92.

This confirms that the Upcoming/Unpaid Report accurately reflects the projected unpaid commission amounts for Firm deals within the selected closing date range in Loft.

When validating Remaining Payout by work state, keep the following difference in mind:

Deals Report: The Payout Remaining filter returns only transactions with a positive remaining payout amount.
๐ Data Studio โ Upcoming/Unpaid Report: Includes all Firm (Upcoming/Unpaid) deals, including those with positive, zero, and negative remaining payout amounts.
๐ก Tip: If your deal count doesn't match between the two reports, check whether any Firm deals have a zero or negative remaining payout, as these are included in the Data Studio report but excluded by the Payout Remaining filter in the Deals Report.
6. Written Reports and 7. Closed Reports

8. Client Reports
| The Client Reports provide a spreadsheet-style view of sales activity by deal and agent for a selected date range, making it easy to review and validate transaction data. |
Select the desired date range to display the report. You can also right-click anywhere in the report to export the displayed data to CSV, Excel (XLS), or Google Sheets for further analysis, reconciliation, or record keeping.
This report is useful for reviewing deal activity, validating sales data, and comparing report results across Loft47 and external reporting tools.
