Tracking Buyer Commissions: Staying Organized While Managing Deals

As real estate practices evolve, buyer agent commissions are no longer always paid by the cooperating broker.  
This feature makes it essential for agents to stay organized and clearly track how commissions are handled throughout each deal.
Loft provides a built-in solution to manage this complexity through its Commission Tracking feature.

Example Scenario

Let’s walk through a simple example:
  • Buyer Agent Commission: $10,000.00
  • Buyer’s Agent: Rebecca Chun
  • Buyer: Guan Wan
  • Listing Agent: Henry Hu
  • Listing Brokerage: Promperton Real Estate Services Inc.
In this case:
  • The buyer (Guan Wan) pays $8,000 to the buyer’s agent
  • The listing agent (Henry Hu) pays the remaining $2,000 to the buyer's agent


Go to Deal > Allocation > Commission Tracking


Add a new Payer
  • Choose “Member” (who is paying the commission to the buyer agent)
  • The list is pulled from the People page
  • Note: The person must be added to the deal before they can be selected
  • Input the amount (e.g., $8,000 for the buyer)
  • Click Save

  1. Add another entry for the listing agent 
  2. Input $2,000 as their contribution
  3. Save


Using Tags for Ongoing Tracking

To keep everything organized, you can use tags:


You can also create email templates using these tags to incorporate into your client communications, explore and review data directly within the deal

making it easy to track who is paying the commission and how much, as shown below.
